Caddo Holdings acquired the three-building Uptown Portfolio from a high-net-worth seller in 2011.
• The 281,000 rentable square feet portfolio located in the Uptown area of Dallas contained three buildings, 2501 Cedar Springs, 2811 McKinney and 3400 Carlisle.
• Caddo renovated the buildings.
• Caddo significantly increased rents and occupancies and converted 2811 McKinney and 3400 Carlisle from a full service plus electric rate structure to a NNN rate structure prior to the end of its hold.
• Caddo renovated and leased a 20,000 square foot vacancy at 3400 Carlisle that was in poor condition at aquisition.
• Caddo renewed and expanded a 110,000 square foot tenant that was the sole tenant at 2501 Cedar Springs. Caddo sold 2501 Cedar Springs in 2013 delivering a significant portion of original equity back to the invesors.
• Caddo sold the remaining assets, 2811 McKinney and 3400 Carlisle, in 2013, delivering a strong return to its investors.
